In particular, tanks need the occasional flush to remove sediments from the bottom of the tank and avoid premature leaks. Replacing the thermostat, an isolation valve or a pressure relief valve once or twice over the years is quite common. A heater valve kit is a common replacement that saves money by reducing failures. Types of Water Heaters

There are four basic types and brands that cover a wide range, the most common residential type being the traditional hot water tank. These are also used in small to medium businesses.

 

The tankless water heater, also known as water on demand or instant hot water. These units are a little more expensive to install, but less expensive to run and typically last longer than the traditional type. Commercial tankless models are also used in some situations.

 

Another category (less popular though) is the electric heater. These are typically a tank type, less expensive to install but more expensive to operate.

 

The fourth category is the good old boiler. These are usually longer lasting than a tank type, can be used for radiant in floor heating and in many cases is a good replacement for central heating.

Traditional Tank Types Should Be Replaced Every 8-12 Years


The average lifespan of a water tank is between 8-12 years if it is a high-quality brand, was installed correctly and has seen regular maintenance since first installed. An early sign that tells you it’s time for a water heater replacement is if the output is lukewarm, there's a water leak, top of the heater is rusty or there's a water stain on the floor. Traditional tank types are on continuously 24 hours a day, 365 days a year. When anything is consistently in use, it wears down and needs repair or replacement at some point. The more consistent you are with regular maintenance, the longer it will last.


Rusty Tanks Lead to Water Damage


Water carries minerals that cause corrosion within the tank. Normally, an anode rod in the tank will attract those particles and keep your tank in great shape. But when the anode rod is worn out, the minerals will start eating away at the tank lining. While these minerals are not harmful to us, they will take a toll on the tank, particularly the tank’s bottom.

 

When a tank’s bottom rusts out, there’s nothing keeping the water inside. Water starts pouring out at an alarming rate, and because it’s connected to your water supply, it won’t stop until you shut off the water to your tank. You’re left with a huge, costly mess to clean up.

Water heating is a heat transfer process that uses an energy source to heat water temperature. Typical domestic uses include cooking, cleaning, bathing, and space heating. In industry, steam has many uses.


Today in North America, domestic uses in homes is most commonly heated with natural gas, electric resistance, or a heat pump. Electric heat pumps are significantly more efficient than electric models, but also more expensive to purchase. Some energy utilities offer their customers funding to help offset the higher first cost of energy efficiency.

Tankless Water Heaters

Tankless water heaters, also called instantaneous, continuous flow, inline, flash, on-demand, or instant-on, are models that instantly heat water as it flows through the device, and do not retain any water internally except for what is in the heat exchanger coil. Copper heat exchangers are preferred in these units because of their high thermal conductivity and ease of fabrication.

 

On-demand water heaters can be placed throughout a house at more than one point-of-use (POU), far from or without a central system, or larger centralized whole house models may still be used to provide all the requirements for an entire house. The main advantages of continuous flow systems are a plentiful, practically limitless continuous flow of water (as compared to a limited flow of continuously heated hot water from conventional tank types), and potential energy savings under some conditions due to the use of energy only when in use, and the elimination of standby energy losses since there is no water tank. 

 

The main disadvantage of these systems are their high initial costs (equipment and installation). A regular service visit is needed for commercial water heaters for long-life. You can fix simple problems through DIY methods, however, lack of professional plumber knowledge can lead to short circuits, line breaks, and even personal harm through burns by sudden spurts of boiling water.
